Bondi ‘super penthouse’ shoots for $26.4m record
Sydney’s eastern beaches are awash with pricey penthouses, and the one at the Aqualine building project could raise the suburb record by $2.4 million.

Australia’s favourite beachside suburb is in the zone for a new apartment record, with the listing of a $26.4 million under-construction penthouse.
The AYA penthouse has hit the market as part of the Aqualine building project set to house 17 luxury apartments on Hall Street in Bondi. Touted as the “largest-ever single-floor penthouse ever built in Bondi Beach”, the Koichi Takada architect-designed offering aims to leapfrog the unit record by more than $2 million.

Late last year, Multiplex heir Andrew Roberts quietly paid $24 million for a Notts Avenue penthouse adjacent to Bondi Icebergs with panoramic northerly views across the famous beach and ocean. That purchase reset the Bondi apartment record and raised the national square-metre record to $126,000.
Where Roberts wins on view, AYA compensates in size with 443sqm of living and entertaining space including four spacious bedrooms, 4.5 bathrooms and multiple living areas.

Ray White Projects managing partner Eddie Mansour says the penthouse already has three interested parties, including a local family with a house in the Southern Highlands seeking a turnkey beachside abode.
“With an iconic location and iconic design, AYA Penthouse is the epitome of coastal luxury,” Mansour said.
The “super penthouse” is the latest offering in a slew of top-tier eastern beaches luxury apartment projects commanding big dollars in suburbs once populated by small-scale art-deco blocks. Now, multiple big-name developers are seeking to capitalise on Sydney’s luxury coastal market outperforming the national downturn. High-end eastern suburbs units have jumped 1.4 per cent in the past month, says CoreLogic.
These include Bondi’s $22 million under-construction Eurangi penthouse by development group Princeton’s Craig Anderson and a yet-to-be-priced penthouse in a luxury Hall Street project headed by Rebel Property Group’s Allen Linz and Capit.el Group’s Eduard Litver.
