‘Unique offering’: Luxury North Sydney block targets downsizers

By Lisa Allen, The Australian.
Developer Legacy Property expects to price apartments in its new 13-level project in North Sydney from $5m for a three- bedder. Legacy Property has won approval to build the 25-unit block, that will be aimed at local downsizers along with owner-occupiers.
To be known as No.1 Church Lane, the apartment block will sport panoramic, unobstructed harbour, district and city skyline views from its large apartments. Buyers can expect to pay from $5m for a three-bedroom and three-bathroom unit with two lock-up garages.
Around 10 of the units will feature three bedrooms plus a multipurpose room, with the developer and the marketing agents targeting downsizers seeking low-maintenance living. The development will be set near North Sydney’s historic precinct of St Thomas’s Anglican Church and the community centre, which is home to the popular Northside Produce Markets held on the first and third Saturday of the month.
Marketing agent Eddie Mansour managing director of Ray White Projects, said prices were yet to be set for the project’s two four-bedroom penthouses with a cantilevered swimming pool, four and half bathrooms and four car parks. Architect Bernard Waller, a director of nettletontribe, said his vision was to create a calm, sophisticated home, with the generosity of a large residence expressed through refined materials. “The materials are subtle but sophisticated and blend into the background … we treated the building as a sculptural form,” Mr Waller said. “We introduced subtle curves to soften the corners of the building, as well as sculpting the podium into the laneway to create the entry.”
Registrations of interest have commenced, with Legacy Property recently officially launching the first release of sales via Ray White Projects. Mr Mansour said No.1 Church Lane was a unique offering to the marketplace in North Sydney. “The area has evolved significantly over the past few years, and we really see this offering curated for rightsizers, empty-nesters and owner-occupiers who appreciate size, space, views and location. “The evolution of the Metro rail line and a new amazing range of restaurants and specialty stores all within moments from your new home have transformed the area. The village and community have very much become a distinct local environment, which is very important.
“The level of thought that has gone into this future building is unrivalled. “Legacy Property has developed what I believe will be North Sydney’s most boutique, rare and refined project.” Sydney builder Lords Group has been appointed to construct No.1 Church Lane. The company has a strong track record of delivering high-end projects across Sydney, including Mona on Darling Point and Hillside in Vaucluse – both in the Eastern Suburbs.
This appointment signals the progression of the project into construction, with demolition commenced. The project is scheduled for completion in mid-2028.
